BOOKING AND PAYMENT
<\/strong>At the time of booking, a reservation fee of 20% of the total rental amount will be invoiced. On the final invoice, in addition to the remaining 80% of the rental amount, a mandatory service fee of THB 3,300\/4,000 for houses and THB 1,900 for apartments will be charged.\nFor payments to Thailand, a fee of THB 1,000 per transaction will be charged to cover the receiving bank\u2019s costs in Thailand. When making the payment, you must specify that the recipient will bear all bank charges.\nUpon check-in, a security deposit is required to cover any potential damages as well as electricity and water consumption. The deposit is THB 10,000 for houses and THB 5,000 for apartments. Settlement of the deposit is made in cash at check-out.<\/p>\n

Weekly cleaning of bed linen and towels belonging to the house is included in the rental price.\n\nThe booking becomes binding for the tenant, JoJoLantaRental, and the house\/apartment owner as soon as the 20% booking fee has been paid. The booking fee is non-refundable.\n\nFinal payment must be received by us no later than 60 days prior to arrival. If the house is booked less than 60 days before arrival, a single invoice for the total amount will be issued.\n\nIn the event of cancellation within 60 days prior to arrival, where the full amount has been paid, the rental company will attempt to find a new guest. If successful, 80% of the booking amount will be refunded.\n\nThe booking is personal and may not be sublet or transferred to a third party.<\/p>\n

Payment to a bank account in Thailand:<\/strong> Thailand does not use the IBAN system. Instead, you must provide the details specified on the invoice (the bank\u2019s name, SWIFT code, recipient\u2019s name, and account number).<\/p>\n

ELECTRIC AND WATER-PRICES:<\/strong>
Electricity rates: On the beaches Klong Dao and Long Beach, the rate is 7\u20139 THB per kWh, and on Klong Kong the rate is 10 THB per kWh.\n\nWater rate: 50 THB per cubic meter (m\u00b3).\n\nIf you would like to know the average cost of electricity and water for your accommodation, please contact us for more information.<\/p>\n

INFORMATION ABOUT THE PROPERTY
<\/strong>The houses\/apartments for rent are privately owned in all cases and also serve as the owner\u2019s holiday home. The properties are rented out fully furnished and equipped. The furniture and equipment reflect the owner\u2019s personal taste, which means this may vary between different properties.\n\nThe tenant undertakes to take good care of the property during their stay. Each property has a maximum number of guests, which must be respected by the tenant.\n\nPest control treatment may occasionally take place during your stay, which means the property cannot be occupied for a few hours. However, this is very uncommon.\n\nKoh Lanta is an island where electricity and water outages may occur. Please note that we cannot provide compensation for short-term electricity or water interruptions. See more about compensation below.\n\nPets are not allowed. Smoking indoors is strictly prohibited.<\/p>\n

CHECK-IN AND CHECK-OUT <\/strong>
At check-in and upon handover of the keys, practical information about the house\/apartment will be provided.\n\nAt check-out, the security deposit will be settled after inspection of the property, inventory, and the consumption of electricity and water.\n\nFor longer stays, it may be necessary to make an additional payment on site to cover electricity and water consumption.<\/p>\n

COMPENSATION<\/strong>
We always strive to make your stay as smooth and enjoyable as possible. Therefore, we offer compensation in the following cases:
\u2022 Extended interruption of electricity or water:<\/strong> If the interruption lasts more than 8 hours during your stay, you can contact us to discuss compensation.
\u2022 Pest infestation:<\/strong> Ants and cockroaches may occasionally appear. Please inform us if this occurs so we can address the issue promptly; however, this is not eligible for compensation.
\u2022 Pool availability:<\/strong> Om poolen av n\u00e5gon anledning inte kan anv\u00e4ndas p\u00e5 grund av vattenkvalitet eller tekniska problem, erbjuder vi 30 % rabatt f\u00f6r de dagar poolen \u00e4r otillg\u00e4nglig. \u2022 Cancellation due to force majeure:<\/strong> In the event of unforeseen circumstances beyond our control, such as natural disasters or government decisions, we cannot offer compensation or rebooking.<\/p>\n

ARRIVAL AND DEPARTURE
